Small Garages Or Small Workshops Thread

    Funny thing about labeling toolbox drawers. I have drawers that are listed as
    "Sharp things that can poke or cut you"
    "Things that make big holes"
    "Things that turn your nuts"
    "Things that hold the bolts"
    "Things that pinch or squeeze"
    "New condoms"
    "Used condoms"... my wife never opens that drawer. She just turns up her nose and shakes her head. This would be a great drawer to hide new tool purchases in.

    A friend just gave me a air conditioning unit for free. Popped a hole in the wall and it is much cooler in the garage today. I also picked up a couple file cabinets to fill with new Jeep parts. Caps, rotors, seals, bearings, wheel cylinders, water pumps and whatever else that I have to keep in Stock now that we do not have a local auto parts store any more.

    Finally got started on mine. The city I live in has this hard and fast rule that doesn’t allow any accessory structures to be bigger than 90% of the primary structure. My problem comes in that I didn’t know this when we fell in love with our 478 square foot house two years ago. I spent a year trying to find a loophole or sweet talk whoever I could with the city... I lost.

    Now I’m trying to make the best of it with a 16x26 shop with a 12’ ceiling. I’ll be putting scissor trusses on top of that to really push the useable space up.

    Won’t look exactly like this as some things have changed, but it’ll pretty much look like a cute little cabin to match the rest of the town. Here’s where I’m at...

    Hoping to get the rest of the framing done today. Not sure if I’ll get things stood up though... help is tough to come by this time of year as everyone I know is trying to work on their own projects. I’ll be happy enough to have a weathered in shell to pick at through the winter.

    I'm always amazed at rules and regulations in different parts of the country........I would have first thought maybe thinking about adding on to your house in some form to get more sq footage at the other project?...........and I find it just as interesting that the new structure seems close to the property line? although I see that level ground may be hard to come by........here we have set-back rules which would have further complicated that choice...........in either case enjoy your new shop.

    Setbacks for an accessory structure here are 4’. I really didn’t want to add onto my house just for the fact that I like how it currently looks and its looked pretty much the same since 1947. There would’ve been WAY more dirt work had I put it on the house too.

    Due to the 4' set backs around here we have to keep 1 wall standing at all times my garage is maybe 2' from the fence and my other neighbors garage is part of the fence (grandfathered). If I want to go larger it will have to be on skids, or wheels. I would like to add a garage door towards the alley opposite the current one for ventilation and to pull down jeeps... I mean camping trailers straight thru. I also have to park with one wheel on concrete, previous owner had a 2' x 3' pad back by the fence likely to park a trailer.

    Are you using 2x 6's... 16" O.C. ? That will be as strong as you could do it ! Make Sure you Insulate the Bejeebers out of it ! ( Ask me how I Know ! )

    You have to deal with Pikes Peak Regional up in Woodland? I know they are a PITA for me out here...

    It’ll have a 100 amp panel but no plumbing. Too many more hoops to jump through plus I’ve go decent access to a sewer line. I’d need to pump it way up the hill to my house, across two properties, or across one property but the guy who lives there doesn’t exactly agree with “all that construction happening around here”.

    I went with a sink/drain pipe to the gravel bed under the floor for gray water, a water cooler & a chemmypotty for #1.

    Progress is slow going but things are still happening. Kind of frustrating only having the gumption to work on it on the weekends only to have something else going on just about every weekend lately. Sheeting the building is done and I started the framing of the car port today. Everything involved with that is heavy.

    Hey Brother .... Looks good to this oldtimer ! (y) I would hire a Roofer who will shingle that in 3 -4 Hours. It's worth it..... Winters acomin' :waiting:
